What leasing options are available?

Do you offer individual leases & co-living?
We do not offer individual leases (by-the-bed) with co-living arrangements (individual leases with private rooms and shared commons spaces). We offer a single lease with everyone 18 years and older on the same lease.
Can I request a specific apartment & can an apartment be held?
Once you apply for the apartment of your choice and are approved, the unit is removed from the market. The apartment is held for the move in date you select at application.
Do you accept Section 8 vouchers?
No

Is renter's insurance required?
Liability insurance is included in the resident service fee. Personal coverage is recommended but not required.
Can the apartment be sublet or listed on short-term rental platforms like AirBnB or VRBO?
Apartments cannot be sublet or listed on short-term rental platforms such as Airbnb or VRBO.
What are the hours of the clubhouse?

What are the hours for the pool? Is it open seasonally?
7 days week- 8am - 10pm. Our pool and pool deck are open year round.

Is the apartment set up for working remotely?
Each apartment is prewired for AT&T fiber, resident is required to have service in their name.
Are apartments internet/cable ready? Is there a separate charge? How do I set it up?
Each apartment is prewired for AT&T fiber, resident is required to have service in their name. Our team will provide you with our properties representative to make setting up service easier!
How do I get my packages/do you have package lockers?
We utilize the locker system Parcel Pending. There is a $20 Registration Fee.
Are BBQ grills available?
Yes, we have two BBQ Grills on our Pool Deck. They are available to use year round during designated pool hours.
Do you offer valet trash service and/or recycling?
Yes, Valet Trash is a service included in your monthly Resident Service Fee.
Are concierge services available?

What is the smoking policy?
We are a smoke free community. Smoking is not permitted within 25 feet of the building.
What is the parking situation?
Our two building will each have two levels of garage parking. Parking is on a first come first serve basis, and reserved parking is available at an additional monthly rate.
Do you allow pets; if so, do you have pet amenities?
We are a pet friendly community! Our property has a small enclosed bark park for our pups.
Our community was designed with people who rent with pets in mind. A maximum number of two (2) pets are permitted per apartment unit provided the required pet deposit, pet fee and monthly pet rent is paid. Pet weight must not exceed 99 lbs. with restrictions on all aggressive breeds including, but not limited to the following breeds, Akita Inu, Alaskan Malamutes, American Bandogge, American Bulldog, Basenji, Boew Boel, Bull Terrier, Cane Corso, Caucasian, Chow, Doberman Pinschers, Dogo Argentino, Fila Brasileiro, German Shepherd, Great Dane, Gull Dong, Huskies, Perro de Presa Canario, Pitbull, Rhodesian Ridgeback, Rottweiler, Saint Bernard, Tosa Inu, Staffordshire Terriers, Dobermans, Wolf Mixes, and any mixes thereof. Other animals, including but not limited to the following are not permitted as pets at this Community: Poisonous Animals (i.e. spiders, snakes); and/or, other Exotic Animals (i.e. primate, iguana, ferret, sugar gliders, snakes). For more comprehensive literature regarding this Community’s pet policies, please inquire with a leasing representative.

Our property is zoned to HISD. Our designated schools are Poe Elementary, Lanier Middle School, and Lamar High School.
How far is it to the nearest airport or train station?
The nearest airport is William P. Hobby Airport via I-45 S.
Are you near any transportation routes? Which ones?
The Houston Metro is Houston's largest transportation service. If you opt in to public transportation, we are within walking distance to many stops.
How walkable/bikable is the community.
Upper Kirby/ River Oaks is one of Houston's most walkable areas, is home to superb restaurants, small business boutiques, strip malls, art cafés, and bars, all within walking distance. Neighborhood attractions include Levy Park, the Urban Harvest Farmers Market, and the Music Box Theatre.
Are the apartments furnished?
No, our apartment homes do not come furnished.
Do the apartments have air conditioning?
Yes, every apartment will have air conditioning.
When were these apartments built? Have there been any renovations?
Pearl 21Eleven was built in 2015; we have not had any renovations as of now.
What type of flooring do the apartments have?
Apartments feature wood flooring throughout the kitchen and living space, carpet in the bedroom and closets, and tile flooring in the bathrooms.
Is there a bathtub or just a shower?
Apartments feature a space-saving tub/shower combo.
What kind of appliances and features does the kitchen have?
Apartments feature stainless steel appliances. Ranging from double door refrigerators with an ice maker and water filter, gas range, farmhouse sink, and more!
Do kitchen sinks have a garbage disposal?
Yes, every apartment will have a garbage disposal.
Do apartments have dishwashers?
Yes, every apartment will have a stainless steel dishwasher.
Does the apartment come with a microwave?
Yes, every apartment will have a stainless steel microwave.
Are washers and dryers available? Are they in the apartment? What kind?
Apartments feature full size Whirlpool washers and dryers.
